Dubai Creek Harbour is one of the largest waterfront developments underway in the city, built along the historic Creek beside the Ras Al Khor Wildlife Sanctuary. It is a phased masterplan, which means the community is still filling in - and that is precisely why off-plan buyers watch it closely.

Where it is

The Creek sits east of Downtown Dubai, reachable in minutes via Ras Al Khor Road, with Dubai International Airport close by. The setting is unusual for Dubai: waterfront on one side, a protected flamingo sanctuary on the other.

Who it suits

Off-plan buyers and investors, mostly, along with end users who want new-build waterfront without Marina pricing. Because the community is delivered in phases, buyers here tend to be thinking in terms of a two-to-four year horizon rather than moving in next month.

Predominantly apartments in mid and high-rise towers, with some villa and townhouse stock in the wider masterplan. New phases release regularly - Creek Haven, Creek Bay and Valia are among the current Emaar launches. Waterfront and skyline-facing units are priced distinctly.

Creek Marina and the promenade anchor the dining and leisure side, with retail growing as phases complete. The wildlife sanctuary and creek walks are genuinely distinctive - there is nowhere else in Dubai with that outlook.
