Downtown Dubai is the city's centre of gravity. Burj Khalifa, Dubai Mall, the Fountain and Dubai Opera are all here, and the residential stock around them commands prices that reflect it. This is the address people mean when they say they want to live in Dubai proper.
Where it is
Downtown sits on Sheikh Zayed Road with its own metro stations and direct access to Business Bay and Financial Centre. Almost everything central is walkable or a short drive.
Who it suits
Buyers who want to be at the centre and are prepared to pay for it - a mix of end users who value walkability and investors drawn by the short-let market, which is among the strongest in the city given the tourist footfall.

Apartments and branded residences almost exclusively, from one-bedroom units to large penthouses. Views drive pricing more than almost any other factor here: Burj-facing, Fountain-facing and Opera-district units are priced quite differently from those facing inward, even in the same building.

Dubai Mall covers retail, dining and entertainment at a scale few cities match. Boulevard-level restaurants and cafés run through the district, and Dubai Opera anchors the cultural end. The trade-off is density and tourist traffic, particularly around the Fountain in the evenings.
