Most sellers in Dubai don't lose money by accepting too little. They lose it by asking too much in the first month - and spending the next six chasing the price back down.

A property priced correctly on day one attracts competing buyers while it is still new to the market. That is when your negotiating position is strongest. Once a listing has been sitting for eight or ten weeks, buyers stop asking "is this right for me?" and start asking "what's wrong with it?" - and every reduction after that is made from a weaker position.

We would rather tell you a realistic number at the start than a flattering one that costs you later.

What your property is actually worth

Asking prices are opinions. Transactions are facts. We value against what comparable properties in your building or community have actually sold for - including the ones that never reached a portal - and we will show you the evidence rather than ask you to take our word for it.

If the number is higher than you expected, that is good news. If it is lower, you will hear it from us before you commit months to finding out the hard way.

    A valuation built from recent comparable transactions, not wishful asking prices. You see the same data we do.

    Professional photography, floor plans and a listing written to sell. The first photograph decides whether anyone clicks at all.

  4. Filter the time-wasters

    We qualify enquiries before they reach your door, so viewings are people who can actually proceed.

The honest answers

What does it cost me?

Agency commission in Dubai is standardly 2% of the sale price, payable only on completion. If we don't sell it, you don't pay us. Dubai Land Department transfer fees apply to the transaction itself - we'll explain who normally bears which portion before you go to market.

How long will it take?

Correctly priced property in a liquid community usually finds a buyer within weeks. The transfer itself commonly completes in about four to six weeks once terms are agreed, longer if there's a mortgage on either side. Overpricing is what turns a two-month sale into a nine-month one.

Do I have to be in Dubai?

No. We handle sales for overseas owners regularly, including viewings, negotiation and coordinating the transfer. A power of attorney can cover the parts that need someone present.

What if I have a mortgage on it?

That's routine. The outstanding balance is settled from the sale proceeds at transfer, and we coordinate with your bank on the timing so nothing stalls at the final step.

What if I'm not ready to sell yet?

Then don't. Ask for the valuation anyway - knowing what your property is worth is useful whether you sell this year or in three. There's no obligation attached to it.

Why not just list it myself?

You can. What you'd be taking on is pricing without transaction data, fielding unqualified enquiries, and managing NOC and transfer paperwork yourself. Some owners are happy to do that. Most decide the 2% buys back more than it costs.
