Property Management in Dubai
Full-service management for landlords - tenanting, rent collection, maintenance and renewals, on a clear fixed fee.
Owning a rental in Dubai should be income, not a second job. We take on the parts that eat your evenings - the calls, the coordination, the paperwork - and report back on the rest.
What is included
- Marketing and tenant sourcing - professional photos, portal listings and our own tenant list
- Tenant screening and Ejari - reference and income checks, contract drafting and registration
- Rent collection - cheque handling, follow-up on late payment, and transfer to you
- Maintenance - a vetted contractor panel, quotes for anything above an agreed limit, 24/7 emergency line
- Inspections - move-in, move-out and periodic condition reports
- Renewals and rent reviews - RERA rental index checks and negotiation at renewal
- Disputes - we handle notices and, if it comes to it, the Rental Dispute Centre
Our fee
Typically 5% of the annual rent plus VAT, taken from the rent rather than billed separately. No setup fee, and nothing charged during a void period - we only earn when the unit is let.
How it works
- We inspect the property and give you a realistic rent and a short list of anything worth fixing first
- You sign a management agreement and hand over keys and access details
- We market, screen, and place a tenant - you approve the final choice
- You receive a monthly statement and the rent, less our fee and any agreed costs
Holiday homes
We also manage short-term and holiday lets end to end - listing, guest communication, cleaning and DTCM licensing. Ask us which model earns more for your specific unit and building.
Frequently asked questions
What does property management cost?
Usually 5% of the annual rent plus VAT, taken from the rent. No setup fee and nothing during void periods.
Do you handle maintenance?
Yes - a vetted contractor panel, quotes for anything above a limit you set, and a 24/7 emergency line.
What happens if the tenant does not pay?
We follow up immediately, serve the correct notices, and if needed represent you at the Rental Dispute Centre.
Can I switch to you mid-tenancy?
