Business Bay sits immediately south of Downtown Dubai along the Dubai Water Canal. It was built as a commercial district and has become something more mixed - a dense, central, apartment-heavy area that consistently produces some of the most reliable rental demand in the emirate.
Where it is
You are next to Downtown Dubai and the Burj Khalifa, on both Sheikh Zayed Road and Al Khail Road, with metro access at Business Bay station. For anyone working in the central corridor it is about as convenient as Dubai gets.
Who it suits
Investors and professionals. The tenant pool here is deep and renews constantly, which is what makes it attractive as a buy-to-let. It suits people who want to be in the middle of the city and are willing to trade garden space for that - this is apartment territory, not family villa territory.
What you can buy
Predominantly apartments, from studios to large penthouses, across a wide span of building ages and quality. Canal-facing and Burj-facing units carry clear premiums. There is also substantial office stock. Building quality and service charges vary a great deal in Business Bay, and that variation affects net return more than headline price does.
Living there
The Water Canal promenade runs through the district with restaurants and walking routes along it. Dubai Mall is walkable from parts of Business Bay and a short drive from the rest. Bay Avenue covers everyday retail and dining.
