The property threshold

  • The total property value must be at least AED 2 million
  • It can be one property or several combined
  • Off-plan property from an approved developer qualifies, as does mortgaged property under current rules
  • The value is confirmed by a Dubai Land Department valuation certificate

How the process works

  1. Own or reserve qualifying property and obtain the title deed (ready) or Oqood (off-plan)
  2. Get the DLD valuation certificate confirming AED 2M+
  3. Submit the application through the ICP / GDRFA portal or an approved typing centre
  4. Complete the medical test and Emirates ID biometrics
  5. Visa issued - usually within one to three weeks once documents are in order

Budget around AED 4,000-6,000 in government and processing fees per applicant (DLD certificate, ICP fees, medical, Emirates ID), plus any typing-centre or PRO service charge.
